Weekly Real Estate Take - January 2026 - Week 3

As we move deeper into January, the initial post-holiday inventory surge is beginning to stabilize, creating a critical 'wait-and-see' window that will define the narrative for our upcoming spring market. Following last week’s massive jump in listings, we are seeing a natural "breather" in activity. This is the "seasonal pause" I anticipated—a brief period where the market tests the balance between new supply and buyer patience before the late-February build-up begins.

Will we see sellers pivot to more aggressive price adjustments to capture the remaining winter buyers? Does the dip in sales reflect a lack of buyer interest, or simply a lack of "fresh" inventory that meets current market expectations? This leads me to believe that the 'spike' we saw in Week 2 was indeed a one-off relisting event. My prediction for the next 14 days is that sales will remain in the single digits as buyers wait for the 'Spring Wave' of new inventory to hit in late February.

This Week in John’s Life

​I’ve just returned from an extended escape to Puerto Vallarta, and I’m still buzzing from the experience. I had the opportunity to meet so many incredible people and truly embrace the local culture—you can see a few highlights in this video.

As much as I loved the getaway, it was wonderful to get home and catch up with my daughters. Life is moving fast: Avery is currently preparing for her driver’s license exam, and June is staying focused on the homestretch of Grade 10. After a very happy reunion with my dachshund, Lucille, I’m feeling fully recharged and ready to go. I’m so excited to reconnect with the team this week and dive into the busy, exciting year we have ahead of us!
