Weekly Real Estate Take - May 2026 - Week 3

by John Cooper

“Both listing volumes and buyer activity are operating at high capacities, keeping the region in a beautifully predictable state of balance.” - John Cooper

Key Takeaways from the Mid-May Data

Pumping out 76 new listings in a single week shows that sellers are still highly motivated to capture the spring market. This forms a steady three-week baseline of heavy inventory additions in the 70s.

Highest Sales Week of May: Buyers matched this massive energy by snapping up 28 homes—the highest weekly sales volume we have seen this month. Demand is keeping fair pace with the incoming tide of homes.

The Filtering Effect Continues: Cancelled and expired listings dipped slightly to 24 but remain structurally high. The market is aggressively sorting through properties; homes with overly ambitious pricing or deferred maintenance are being left behind as buyers move toward newer, more competitive options.

Synopsis for a Nanaimo Homeowner Considering a Move

The mid-May statistics paint a picture of a High-Velocity Balanced Market operating at total efficiency.

For Sellers:

Demand is undeniably strong, as proven by the 28 completed transactions this week. However, because you are currently competing against 75+ new listings every single week, your strategy cannot rely on market momentum alone. With 24 listings failing to sell and falling off the market this week, buyers are proving they will simply move to the next house if yours isn't priced to the current 36.8% absorption reality. Flawless presentation and a razor-sharp price point are non-negotiable.

For Aspiring Homeowners:

This remains a highly favorable window. The Bank of Canada's decision to hold its key policy rate at 2.25% on April 29th has anchored your borrowing expectations for the season, removing the fear of sudden rate hikes. Paired with a massive selection of fresh single-family inventory, you have the rare luxury of choosing the right fit and negotiating reasonable contract conditions without the high-stress pressure cooker environments of previous years.

This Week in John’s Life

It has been an absolute powerhouse of a week, and we hit the ground running with three incredible new properties launching to the market. We officially introduced a stunning new build in Lantzville (see it here), a beautiful custom build next to the Colliery Dam Trails (video here), and an immaculate patio home in North Nanaimo (video here).

I personally hosted the open houses at all three locations over the weekend, and the turnout was fantastic. I always prioritize being there myself because it's the absolute best way to keep a finger on the pulse of the market and secure unfiltered, accurate feedback for my clients. Being hands-on and on the front lines is exactly what you should expect from your listing agent, and I wouldn’t have it any other way.

Beyond the open houses, it was a busy week for industry governance and athletic development: I attended our latest VIREB Professional Standards Committee meeting. Serving on this board is an honour, and I take our responsibility to uphold the highest levels of integrity and ethics in local real estate very seriously.

On the combat sports side of my life, I had the privilege of attending an elite officiating seminar hosted by the legendary "Big John" McCarthy and the Canadian Combat Sport Council. Keeping my skills sharp in the cage translates directly to staying sharp under pressure at the negotiation table.

To cap it all off, we wrapped up the week by celebrating the Victoria Day long weekend. I managed to completely unplug for an afternoon to enjoy a beautiful, crisp walk through Nanaimo River Canyon Park with June and our trusty dachshund, Lucille. There is truly nothing like some fresh Island air and family time to reset the batteries for another busy week.
