This week 76 new single family homes hit the Nanaimo real estate market. In the same period, 26 homes sold in Nanaimo. Based on my conversations with agents in Nanaimo and across the country, Nanaimo is outperforming most markets in Canada in terms of sales activity. Our local market is busy. Well priced properties are experiencing bidding wars and buyers have been quick to overlook properties that have been sitting. It is more important than ever in this market to maximize your “first impression moment” with a thoughtful asking price.

409 single-family homes sold. Average price: $822,215 (up 1% from 12 months to date, this year over last). Single-family unit sales volume is up 7%. Average days on market increased by 16% to 50 days. The average condo sold for $439,837. Condo unit sales are down 3%, 12 months to date. Condos have seen an increase by 23% in days on market. Average days to sell is 59 days. The average row/townhouse sold for $586,023. Row/townhouse unit sales are up 9%, 12 months to date. Row/townhouses have seen an increase by 15% in days on market. Nanaimo 

113 single-family homes sold. Average price: $847,526 (no change from 12 months to date, this year over last). Single-family unit sales volume is up 2%. Average days on market increased by 27% to 42 days. The average condo sold for $451,906. Condo unit sales are up 13%, 12 months to date. Condos have seen an increase by 31% in days on market. Average days to sell is 51 days. The average row/townhouse sold for $555,287. Row/townhouse unit sales are up 5%, 12 months to date. Row/townhouses have seen a decrease by 7% in days on market. Parksville/Qualicum 

61 single-family homes sold. Average price: $952,995 (down 1% from 12 months to date, this year over last). Single-family unit sales volume is up 17%. Average days on market increased by 14% to 42 days. The average condo sold for $499,435. Condo unit sales have decreased by 3%, 12 months to date. Condos have seen an increase by 17% in days on market. Average days to sell is 53 days. The average row/townhouse sold for $671,371. Row/townhouse unit sales are up 27%, 12 months to date. Row/townhouses have seen an increase by 44% in days on market. Average days to sell is 52 days. Lot sales volume is down 7%. Lot prices have decreased by 7%, 12 months to date. 72 single-family homes sold. Average price: $798,114 (no change from 12 months to date, this year over last). Single-family unit sales volume is up 7%. Average days on market increased by 20% to 53 days. The average condo sold for $351,442. Condo unit sales are down 30%, 12 months to date. Condos have seen an increase by 4% in days on market. Average days to sell is 52 days. The average row/townhouse sold for $559,846. Row/townhouse unit sales are down 8%,12 months to date. Row/townhouses have seen an increase by 7% in days on market.
