​If you’re a Nanaimo homeowner considering a big move, the most important piece of data you can have is an accurate, unbiased valuation. But here’s the truth: getting that number is harder than it looks.

​In this video, I’m sharing my recommended protocol for when you’re interviewing agents:

Do not share your own opinion of value.

Whether it's a tax assessment or a number you’ve seen on a listing site, sharing an "anchor price" can unintentionally bias an agent’s estimate.

To get the truth, you need to show up "blind" and ask one direct question:

​"What will my home sell for in today’s market, and can you show me the data that proves it?"

​By keeping your cards close to your chest, you ensure the numbers you receive are based on the reality of our local market—not just what an agent thinks you want to hear.
