​A lot of homebuyers fall into this trap: they get an inspection report, get high quotes to fix every minor cosmetic flaw on the list, and demand a huge price reduction from the seller.

​Here’s why that strategy usually backfires...

​When a seller sees an exhaustive laundry list of demands, they don't panic; they evaluate their options. 

They ask themselves three simple questions:

​1️⃣ Will the NEXT buyer actually care about these items?

2️⃣ What is the actual, realistic cost to fix what really matters?

3️⃣ What are the odds I get a better offer if I just put this back on the market?

​If current market conditions favor the seller; or if your demands feel unreasonable; they won't give you a discount. They'll walk away and relist.

​How to actually win post-inspection:

​Prioritize: Focus on major structural, safety, and major system issues ("Must-Fix" vs. "Nice-to-Fix").

​Be realistic: Presenting reasonable, competitive quotes shows you're negotiating in good faith.

​Focus your ask: Targeting the top 3–5 critical items makes a seller far more likely to say yes instead of shutting the door.

​Smart buyers don't try to win every minor detail—they stay focused on the big picture to get the deal done. 🏡
