Weekly Real Estate Take - October 2026 - Week 2

by John Cooper

Key Takeaways from the October Week 2 Data

  • Sales Revert to Baseline: Signed transactions pulled back from 21 down to 16 sales, re-aligning with the steady 16–17 weekly transaction average seen through late August and late September.

  • Supply Steady in the Low 40s: Sellers introduced 41 new listings, a slight tick up from 37 last week. Inflow remains measured as we move deeper into autumn, avoiding any sudden flood of supply.

  • Absorption Normalizes to 39.0%: The combination of 41 incoming properties and 16 deals brought the absorption rate down from last week’s burst (56.8%) back to 39.0%. This firmly re-establishes a textbook balanced market dynamic.

  • Persistent Delistings (28 Cancellations): Failed and expired listings remained elevated at 28, following Week 1’s spike of 30. Through the first two weeks of October, failed listings (58) continue to heavily outpace completed sales (37), highlighting ongoing friction for properties that are not aligned with current buyer pricing expectations.

Synopsis for a Nanaimo Homeowner Planning Their Next Move

Mid-October reinforces a balanced, highly selective market environment heading toward the next Bank of Canada rate decision on October 28th.

For Sellers:

The market is executing a disciplined filter. Demand is consistent; absorbing roughly 16 to 17 single-family homes each week; but buyers are refusing to stretch for listings that carry pricing baggage from previous seasons. With 58 cancellations already logged in October, sellers testing higher price brackets are being sidelined. To secure an agreement before late-fall seasonality slows transaction timelines, matching current comparable sales out of the gate is necessary.

For Buyers:

The return to a 39.0% absorption rate keeps market conditions calm and deliberate. While fresh options entered at an average pace (41 listings), the persistent accumulation of cancelled and expired listings provides ongoing leverage. Buyers have the leeway to include standard subject conditions, take time on due diligence, and potentially target delisted properties for re-negotiation ahead of winter.

This Week in John’s Life

It was an exceptionally high-energy, productive week of trading activity for Monique and I as we kept our clients' momentum rolling right across the central Island:

  • Old City Character Home: Handed over keys to happy new owners on a charming character home nestled in the heart of the Old City.

  • Parksville Condo Launch: Officially introduced a fantastic, bright condo opportunity in Parksville to the market.

  • Colliery Dam Subject Removal: Successfully removed subjects on a wonderful family home right near the picturesque Colliery Dam trails.

  • Upper Lantzville New Build: Cleared subjects on an immaculate, high-end new build in Upper Lantzville.

  • Fillinger Semi-Waterfront: Finalized subject removal on a spectacular North Nanaimo semi-waterfront property on Fillinger.

In a market where precision and active deal-making matter more than ever, seeing this level of deal velocity across varied price points and property styles is proof that well-positioned properties continue to transact.

Outside of active negotiations, I hopped on a flight down to Utah to attend eXp Con in Salt Lake City. It was an inspiring three days connecting with top-producing agents from across North America, diving deep into the industry's latest shifts, strategies, and the market challenges ahead; you can check out a quick video highlight from the trip [right here].

Out of roughly 5,000 attendees, there were only 85 Canadians in attendance! It was an absolute honour to represent our country as part of that close-knit national contingent.

Salt Lake City itself made a great impression: clean, exceptionally well-behaved, and low-key. During some downtime, I toured the Utah State Capitol building and explored the massive, historic church properties and grounds anchoring the city center.

I also put my airport travel time to good use. With a lengthy layover in Seattle on both legs of the trip, I spent hours diving into coursework for my CREA Seniors Real Estate specialization (CCSR). Building specialized expertise to guide downsizers and seniors through significant lifestyle transitions remains one of my biggest priorities.

Now that I'm back on the Island, it is officially ‘go time’.

Looking at the calendar, we have roughly 8 weeks left in the active 2026 Nanaimo selling season before holiday rhythms take over. If your goal is to lock down a sale, secure terms, or transition your equity before the calendar turns to 2027, the window to act is right in front of you.

Every day counts when navigating late-fall timelines, and we are ready to help you hit the ground running.
