John’s April Week 3 Critical Observations

The Inventory Record: 85 new listings in one week is a massive jump (up 63% from last week). This indicates a high level of seller confidence, with many Nanaimo homeowners timing the market for the peak spring bloom.

Third-Highest Sales Week: While inventory grabbed the headlines, 25 sales is a very strong showing; the third-highest weekly total in our dataset (surpassed only by 28 in November and 27 in early April). Demand is clearly attempting to keep pace with supply.

The "Selection" Power Shift: Even with 25 sales, the 29.4% weekly absorption rate suggests that inventory is accumulating. This is the first time since January that the market has felt this "heavy" with options, shifting significant leverage into the hands of buyers.

This Week in John’s Life

It’s been a whirlwind week here in Nanaimo, with the team hosting four open houses and locking in four accepted offers, including some intense activity over at 225 Harvey (video here). We also just onboarded a stunning North Nanaimo home with an incredible ocean view (video here) which has also received multiple offers. Between the business hustle, I managed a quick trip down to the Zona Romantica in PV to check in on friends after the recent fires, and I spent this past Saturday catching up with ten of my oldest buddies from grade school. Looking ahead, I’m heading to Surrey this Friday to ref the Champions MMA card after taking the whole team to EXPcon in Vancouver to celebrate our big wins from 2025. I’m feeling incredibly blessed for these deep roots in our community and the momentum we’re carrying forward together.
