Weekly Real Estate Take [August 2024 - Week 3]

New single-family listings have started to decline. 38 new homes hit the market this week, down from 56 last week. Sales of single-family homes have increased from 16 last week to 19 this week. As we head towards September we should see both sales and new listings increase. I am predicting inventory to stay stable and prices to hold as we head towards the fourth quarter of 2024.

The 3 buyers that secured the largest discounts this week are the buyers of 5964 Ralston Dr. They secured an 18% discount off the $887,000 asking price (sale price $728,000).The buyers of 431 Blythe Ave secured a 9% discount off the $699,900 asking price (sale price $637,500). The buyers of 2481 Lynburn Cres secured a 8% discount off the $845,000 asking price (sale price $780,000).

This Week in John’s Life

This week we celebrated home ownership and handed over keys to 2 clients. We successfully negotiated accepted offers on 2 of our listings and secured homes for 2 buyers.

 

I had an absolutely incredible week starting off with an aggressive boxing workout (video here) before flying to Las Vegas for 4 days of intensive training with UFC Canada (image here). I was one of only 8 Canadians invited to attend the Canadian Officials Summit. This was a once in a lifetime experience. I was able to shadow the top referees in Nevada, including Herb Dean and Jason Herzog, for 2 events (UFC Fight Night & Dana White Contender Series). I toured the UFC Apex Centre, UFC Global Headquarters, & the UFC Performance Institute. I also attended 2 full days of training which included sessions with the UFC Chief medical advisor, the Vice President of Regulatory Affairs, Marc Ratner, and the UFC Anti-Doping team. This was an experience that I will never forget (video here). Locally we also celebrated the retirement of the MARS Water Bomber (image here).
