Weekly Real Estate Take - March 2026 - Week 4

If you are looking at the landscape today, March Week 4 signals that the initial "spring rush" has leveled off into a sustainable, high-volume rhythm.

For Sellers: You are participating in the highest-volume sales month on record (78 sales), which is excellent news—the buyers are clearly here. However, the surge of 199 new listings this month means your home is one of many. To be successful in April, you cannot rely on "market heat" alone; your property must be priced to compete with the 40+ new options hitting the market every week. The fact that 15 listings cancelled or expired in the final week shows that buyers are still willing to walk away from homes that don't hit the mark.

For Buyers: This is a "Golden Era" for selection in Nanaimo. You have seen nearly 200 new single-family homes hit the market in 31 days. While sales are high, the absorption rate has stabilized at roughly 38-39%, meaning you have the breathing room to do your due diligence. You aren't in the "take it or leave it" environment of last year; you have the leverage of choice.

The Strategy: As we head into April, expect inventory to remain high. If you are selling to buy, you are in the best possible position: your current home is likely to sell in approximately a month, and your next home will be chosen from the largest pool of inventory we've seen in over six months.

This Week in My Life

It has been a landmark week for us, we hit a record number of home evaluations! It’s clear that Nanaimo homeowners are looking ahead, and I’ve had some fantastic conversations regarding my market predictions for 2026 and into 2027. While we navigate this busy Spring Break surge, the team has been on the move daily, showing properties to our relocation and upsizing clients who are eager to make their next move.

On a personal note, I managed to sneak away for a few days of "supervised fun" in the sun with Avery and June. We headed down to Los Angeles and stayed at the iconic Hollywood Roosevelt—the perfect home base for a few days of shopping, incredible food, and exploring the city together. It was the reset I needed before we dive back into what is shaping up to be a very active spring season.
