Weekly Real Estate Take - November 2025 - Week 4

Last week saw 32 single family homes get introduced to the Nanaimo market. This was a modest decrease from the previous week’s total of 38. Single family homes sales have increased, with 19 homes selling last week. This was an increase from the 15 sales that occurred the previous week. As of today, there are 359 single family homes listed for sale in Nanaimo. If you are a Nanaimo homeowner with a home actively listed, your odds of selling before Christmas are 1 in 5, or approximately 20%. These odds are based on averages and can be dramatically swayed with the right strategy.


Notable New Listings

I like to start by outlining the best value based on $/sqft. The 3 best value homes listed this week are 534 Nicol St a 5 bed, 3 bath, 2,621 sqft Old City home listed for $689,000 ($263/sqft), 6972 Leland Rd a 5 bed, 4 bath, 2,923 sqft Lower Lantzville home listed for $865,000 ($296/sqft), 1529 White Rd a 3 bed, 3 bath, 2,300 sqft Cedar home listed for $760,000 ($330/sqft).

The 3 homes listed this week with the highest $/sqft are 3824 Yellow Point Rd a 4 bed, 3 bath, 2,244 sqft Cedar home listed for $1,499,900 ($668/sqft), 925 St. Andrews St a 3 bed, 1 bath, 912 sqft Central Nanaimo home listed for $567,900 ($623/sqft), 7850 Shangri-La Rd a 4 bed, 3 bath, 3,944 sqft Lower Lantzville home listed for $2,399,000 ($608/sqft).

The 3 homes priced the most below their assessed value are 3824 Yellow Point Rd a 4 bed, 3 bath, 2,244 sqft Cedar home listed for $1,499,900 (15% below its tax-assessed value), 7850 Shangri-La Rd a 4 bed, 3 bath, 3,944 sqft Lower Lantzville home listed for $2,399,000 (11% below its tax-assessed value), 925 St. Andrews St a 3 bed, 1 bath, 912 sqft Central Nanaimo home listed for $567,900 (4% below its tax-assessed value).

The 3 most expensive new listings this week are 7850 Shangri-La Rd a 4 bed, 3 bath, 912 sqft Lower Lantzville home listed for $2,399,000. 7490 Copley Ridge Dr a 5 bed, 4 bath, 3,792 sqft Upper Lantzville home listed for $2,200,000. 2270 Leighton Rd a 8 bed, 5 bath, 3,883 sqft South Jingle Pot home listed for $1,558,900.

Notable New Sales

The 3 buyers that secured the largest discounts this week are the buyers of 1454 Rose Ann Dr who secured a 8% discount off the $995,000 asking price (sale price $920,000). The buyers of 7462 Copley Ridge Dr who secured a 6% discount off the $1,949,900 asking price (sale price $1,825,000). The buyers of 1373 Fielding Rd who secured a 6% discount off the $859,900 asking price (sale price $810,000).

The 3 highest cost per sqft sales this week were 3733 Polaris Dr a 5 bed, 2 bath, 2,075 sqft Hammond Bay home sold for $1,270,000 ($612/sqft), 1760 Woobank Rd a 3 bed, 2 bath, 1,938 sqft Cedar home sold for $1,093,000 ($564/sqft), 2324 Dodds Rd a 3 bed, 2 bath, 1,415 sqft Chase River home sold for $790,000 ($558/sqft).

This Week in John’s Life

This week was full of Professional Development activities as I had to renew my real estate licence for the 18th year in a row. Real estate has been my professional focus for 37.5% of my entire life. I still love it. All of it.

On a personal note, I have been really enjoying my morning strength training sessions. Two friends and I meet every morning at 650am to train together and this new routine has fundamentally changed my fitness and focus.

This week we are celebrating the Holiday Season with the eXp crew then I am taking my girls to Vancouver for a little pre-Christmas shopping excursion.
