Weekly Real Estate Take July 2025 - Week 4

49 new single family homes were listed in Nanaimo last week. That is down subtly from 54 the previous week. Single Family home sales have declined from 29 last week, to 23 this week. We are stepping into the “dog days of summer” and the volume of weekly sales and new listings is likely to decline each week until early September when it will start to increase again. There is opportunity in this market for buyers and sellers,  if you know where to look.

Notable New Listings

I like to start by outlining the best value based on $/sqft. The 3 best value homes listed this week are 490 Alpen Way a 5 bed, 3 bath, 3,088 sqft South Nanaimo home listed for $919,000 ($298/sqft), 612 Fourth St a 5 bed, 2 bath, 2,076 sqft South Nanaimo home listed for $645,800 ($311/sqft), 6268 Sechelt Dr a 5 bed, 3 bath, 3,256 sqft North Nanaimo home listed for $1,039,900 ($319/sqft).

The 3 homes listed this week with the highest $/sqft are 5693 Amsterdam Cres a 3 bed, 1 bath, 1,308 sqft Pleasant Valley home listed for $785,000 ($600/sqft), 2315 Rosstown Rd a 3 bed, 2 bath, 1,165 sqft Diver Lake home listed for $674,900 ($579/sqft), 6954 Seaside Terr a 3 bed, 2 bath, 1,948 sqft Lower Lantzville home listed for $1,098,000 ($564/sqft.

The 3 homes priced the most below their assessed value are 6954 Seaside Terr a 3 bed, 2 bath, 1,948 sqft Lower Lantzville home listed for $1,098,000 (15% below its tax-assessed value), 925 Howard Ave a 4 bed, 4 bath, 2,806 sqft  South Nanaimo home listed for $950,000 (10% below its tax-assessed value), 1424 Seaspray Blvd a 5 bed, 3 bath, 4,026 sqft  Cedar home listed for $1,399,000 (7% below its tax-assessed value).

The 3 highest priced new listings this week are 6283 Icarus Dr a 7 bed, 6 bath, 4,626 sqft  North Nanaimo home listed for $1,799,000. 4684 Ambience Dr a 7 bed, 5 bath, 4,098 sqft  North Nanaimo home listed for $1,739,000. 1671 Fawcett Rd a 3 bed, 2 bath, 2,678 sqft Cedar home listed for $140,000.

 

Notable New Sales

The 3 buyers that secured the largest discounts this week are the buyers of 1419 White Rd  who secured a 15% discount off the $1,099,999 asking price (sale price $940,000). The buyers of 5531 Oceanview Terr who secured a 15% discount off the $1,080,000 asking price (sale price $923,000). The buyers of 4656 Lost Lake Rd who secured a 10% discount off the $989,000 asking price (sale price $887,000).

The 3 highest cost per sqft sales this week were 820 Cadogan St a 2 bed, 2 bath, 889 sqft Central Nanaimo home sold for $595,000 ($669/sqft), 6973 Jacks Rd a 3 bed, 2 bath, 1,233 sqft Lower Lantzville home sold for $760,000 ($616/sqft), 4110 Orchard Cir a 4 bed, 3 bath, 1,318 sqft Uplands home sold for $710,000 ($539/sqft).

The 3 highest sales this week were 3279 Shearwater Dr a 5 bed, 5 bath, 5,274 sqft  Hammond Bay home sold for $1,375,000. 4408 Gulfview Dr a 6 bed, 4 bath, 3,225 sqft  Hammond Bay home sold for $1,105,000. 3450 Ross Rd a 6 bed, 4 bath, 3,300 sqft Uplands home sold for $1,099,999.

This Week in John’s Life

This week has been one of abundant gratitude. I was able to help so many people in the last 6 months. Several of these clients have sent me words of gratitude since moving into or out of their new homes (image here & image here).  Today we introduced a Hammond Bay main level entry walk out home to the market (video here).


I have also been fortunate to get out exploring in the evenings. This past Thursday I attended the Thursday Night market in Downtown Nanaimo (images here) and have been off the shore of Nanaimo exploring all the amazing islands and beaches (video here). Next week I will be taking a few days to relax with my daughters at our property on Thetis Island.
