This past week in Nanaimo 44 single family homes were introduced to the market. In that same time period, 31 single family homes were sold. It is increasingly competitive for home sellers, as new inventory competes with the homes that were priced too high for the spring market. These home sellers have the benefit of market feedback to help guide them to the market price. The market is always giving feedback with “no activity” being one of its strongest feedback signals.

I like to start by outlining the best value based on $/sqft. Notable New Sales

The 3 buyers that secured the largest discounts this week are the buyers of 2920 Hammond Bay Rd who secured a 19% discount off the $2,950,000 asking price (sale price $2,400,000). The buyers of 368 Milton St who secured a 11% discount off the $950,000 asking price (sale price $850,000). The buyers of 153 View St who secured a 9% discount off the $599,000 asking price (sale price $543,500).

This Week in John’s Life

I adore these precious summer days on Vancouver Island. This last weekend I spent some time with my sister and her kids at our property on Thetis Island. We did some tubing in Preedy Harbour on Thetis Island, explored the beach at D’ionisio Point on Galiano Island and enjoyed an afternoon in the sun at Tent Island.
