Weekly Real Estate Take September 2025 - Week 3

September has brought new listing volume up to levels we haven't seen since June of this year. 65 new single family homes were listed in Nanaimo last week (up from 60 the week prior). Sales have declined subtly with 16 homes selling in Nanaimo last week (down from 20 the previous week).

This BIG question, are we in a “Buyer’s Market” or are we in a “Seller’s Market”?

Let me break it down. Homes in Nanaimo priced between $750,000 & $1,000,000 with at least 3 bedrooms and 2 bathrooms are experiencing Seller’s Market conditions with only 3.5 months of inventory.Homes in Nanaimo priced between $1,000,000 & $1,500,000 with at least 3 bedrooms and 2 bathrooms are experiencing Buyer’s Market Conditions with 9 months of inventory.

I like to start by outlining the best value based on $/sqft. The 3 best value homes listed this week are 415 Machleary St a 7 bed, 4 bath, 3,231 sqft Old City home listed for $848,000 ($262/sqft), 515 Northumberland Ave a 5 bed, 2 bath, 2,278 sqft Central Nanaimo home listed for $699,000 ($307/sqft), 204 Columbia St a 3 bed, 2 bath, 1,918 sqft South Nanaimo home listed for $589,000 ($307/sqft).

The 3 homes listed this week with the highest $/sqft are 7902 Lantzville Rd a 2 bed, 1 bath, 850 sqft Lower Lantzville home listed for $1,800,000 ($2,118/sqft), 2715 Nanaimo River Rd a 3 bed, 3 bath, 1,628 sqft Extension home listed for $1,750,000 ($1,075/sqft), 69 Lake Pl a 3 bed, 3 bath, 1,100 sqft Pleasant Valley home listed for $949,900 ($864/sqft).

Notable New Sales

The 3 buyers that secured the largest discounts this week are the buyers of 298 Nottingham Dr who secured a 19% discount off the $1,575,000 asking price (sale price $1,275,000). The buyers of 2730 White Rapids Rd who secured a 19% discount off the $525,000 asking price (sale price $425,000). The buyers of 11 Rosamond St who secured a 9% discount off the $579,000 asking price (sale price $525,000).

The 3 highest cost per sqft sales this week were 3002 Charles St a 2 bed, 2 bath, 1,541 sqft Departure Bay home sold for $937,000 ($608/sqft), 7185 Royal Dr a 3 bed, 3 bath, 1,947 sqft Upper Lantzville home sold for $1,110,000 ($570/sqft), 3309 Willowmere Cres a 3 bed, 2 bath, 1,420 sqft North Jingle Pot home sold for $765,000 ($539/sqft).

The 3 highest sales this week were 298 Nottingham Dr a 3 bed, 5 bath, 3,452 sqft Departure Bay home sold for $1,275,000. 6122 La Marche Pl a 5 bed, 3 bath, 3,502 sqft North Nanaimo home sold for $1,115,000. 7185 Royal Dr a 3 bed, 3 bath, 1,947 sqft Upper Lantzville home sold for $1,110,000.
