❤️🏡 Important considerations when purchasing a home. Purchasing a home is one of the biggest decisions you will make in your lifetime. The average Canadian lives in their home for 6 years and many will live in their homes for several decades. It is an intensely emotional decision. Our home is the stage for many of our lives' greatest memories. I have viewed thousands of homes over the last 16 years as an advisor and it is clear to me that the ideal home for you is one that gives you a certain feeling. You just feel it when you are inside a home that is right for you. It's important to acknowledge these emotions. That said, it's your advisor's role to make sure that your emotions aren't getting in the way of a sound investment decision. It's your advisor's role to make sure that you are keenly aware of what the limitations may be should you decide to sell the home in the future. I call this 'future liquidity' and its an important consideration. I've witnessed emotions get in the way of a wise decision many times and as hard as it can be at times, it is my fiduciary duty to educate my clients to all of the features of a home; both good and bad. It is ok to let your emotions make the final call, as long as all the important details have been factored.
