This Week in John’s Life
It was another deeply gratifying week of handing over keys and closing chapters for our clients. First, we handed over the keys to an absolute masterpiece of an oceanfront property in Nanoose; you can check out the full video walk-through [right here]. Next, we helped our buyers step into a beautiful North Nanaimo patio home, and officially removed subjects on a charming condo in Duncan.
Behind every smooth transaction, there is usually a complex story! This week, that meant successfully guiding our clients through an oil tank removal. Navigating buried oil tanks can feel like a high-stakes adventure, but having handled this process multiple times now, we’ve built a proven roadmap to keep deal-breakers off the table. Keep an eye out—I’m going to be sharing a detailed breakdown on how to navigate oil tank removals smoothly very soon.
Between showing properties daily and meeting with sellers across the region, one thing is abundantly clear: the market's temperature is constantly shifting right now. To stay ahead of those shifts, you have to be directly on the ground. This past weekend alone, we hosted 5 open houses, bringing our total to nearly 20 open houses hosted this month across our 18 active listings.
That sheer volume of foot traffic and unfiltered buyer feedback gives us a massive, real-time dataset. In a transitioning market where pricing strategy and timing are everything, having that level of ground-level clarity is providing our sellers with a huge strategic advantage right now; and that’s where the real fun is.
If you’ve been waiting for fresh inventory, we have some incredible properties lined up for next week:
-
An immaculate ocean view patio home in a prime Ladysmith neighbourhood.
-
A fantastic home with a mortgage-helping suite in Nanaimo for under $700,000.
-
Potentially some very rare, high-end waterfront opportunities in the Nanoose Bay area.
Curious about what our ground-level market data says about your neighbourhood, or want an early look at next week's listings? Reply directly to this email or send me a message; let’s connect!
