Misconceptions About Using the Same Agent for Selling and Buying

Many years ago it becomes illegal for a real estate advisor to represent a seller and a buyer in the same real estate transaction. This rule change, although controversial at the time, was based on the obvious conflicts of interest that exist in this situation.

This rule is often misunderstood and many home sellers believe that they cannot sell their home and then buy another home with the same agent. Not only is that not true, it is often the best option. If you are trading within the same market (ie. Selling in Nanaimo and buying another home in Nanaimo) using these same advisor ensures that there is continuity in both contracts. This can help in reducing the risk of ending up having tour home sold before you are committed to your purchase.

These to contracts need to be managed in unison and having a single agent managing both contracts is often the best option.
