Weekly Real Estate Take [August 2024 - Week 1]

August is always an important month for statistical analysis. Sellers have received all of the market feedback from their attempts to sell in the spring and the inventory trends for the year are starting to solidify in a meaningful way. This week new single family residential  listings increased from 43 last week to 52 this week. There was an increase in sales from 12 units last week to 18 units this week. The biggest differential this week was in the expired listings. This figure doubled from 20 units expiring last week to 43 units expiring this week. This is evidence that sellers are recalibrating their plans ahead of September. September is what I refer to as “second spring” as both buyers and sellers make one last push to make a move before the year ends and winter sets in.
 

I like to start by outlining the best value based on $/sqft. The 3 best value homes listed this week are 6404 Lasalle Rd a 6 bed, 3 bath, 3,371 sqft North Nanaimo home listed for $1,068,000 ($317/sqft), 332 Georgia Ave a 5 bed, 2 bath, 2,108 sqft University District home listed for $674,900 ($320/sqft), 1011 Beach Dr a 4 bed, 3 bath, 3,011 sqft Departure Bay home listed for $999,999 ($332/sqft).

The 3 homes listed this week with the highest $/sqft are 730 Oakley St a 2 bed, 1 bath, 752 sqft Central Nanaimo home listed for $549,900 ($731/sqft), 3458 Decourcy Dr a 3 bed, 3 bath, 2,362 sqft Cedar home listed for $1,499,900 ($635/sqft), 5706 Quarry Cres a 2 bed, 2 bath, 1,256 sqft Pleasant Valley home listed for $709,900 ($565/sqft).

The 3 homes priced the most below their assessed value are 886 Kentwood Way a 6 bed, 4 bath, 2,616 sqft South Nanaimo home listed for $899,900 (8% below its tax-assessed value), 410 Rosehill St a 3 bed, 2 bath, 1,750 sqft Central Nanaimo home listed for $619,000 (5% below its tax-assessed value), 6404 Lasalle Rd a 6 bed, 3 bath, 3,371 sqft North Nanaimo home listed for $1,068,000 (5% below its tax-assessed value).

The 3 highest priced new listings this week are 2382/2380 Extension Rd a 6 bed, 6 bath, 3,225 sqft Chase River home listed for $1,699,999. 3458 Decourcy Dr a 3 bed, 3 bath, 2,362 sqft Cedar home listed for $1,499,900. 3456 Budehaven Dr a 4 bed, 3 bath, 2,770 sqft Hammond Bay home listed for $1,492,000.

Notable New Sales.

The 3 buyers that secured the largest discounts this week are the buyers of  215 Fleming Pl secured a 9% discount off the $1,174,900 asking price (sale price $1,065,000). The buyers of 5933 Tasha Pl secured a 7% discount off the $899,000 asking price (sale price $840,000). The buyers of 3191 Kilpatrick Rd secured a 5% discount off the $1,475,000 asking price (sale price $1,400,000).

The 3 highest cost per sqft sales this week were 936 Wentworth St a 4 bed, 2 bath, 1,342 sqft Old City home sold for $780,000 ($581/sqft), 3191 Kilpatrick Rd a 4 bed, 4 bath, 2,528 sqft North Jingle Pot home sold for $1,400,000 ($554/sqft), 6017 Sealand Rd a 4 bed, 3 bath, 1,994 sqft North Nanaimo home sold for $870,000 ($436/sqft).

The 3 highest sales this week were 3191 Kilpatrick Rd a 4 bed, 4 bath, 2,528 sqft North Jingle Pot home sold for $1,400,000. 3787 Avonlea Dr a 5 bed, 3 bath, 2,798 sqft North Jingle Pot home sold for $1,120,000. 3594 Jingle Pot Rd a 5 bed, 5 bath, 3,343 sqft North Jingle Pot home sold for $1,120,000.

This week is John’s life

This last week was extremely productive both professionally and personally. We have accepted offers on 3 of our listings and were fortunate enough to find homes for 3 of our buyer clients. Despite a market showing signs of cooling, you wouldnt know it if you were hanging out at our office! The team and I are excited to be experiencing the positive impact of our hard work year to date.

Personally, this week was also the week that I took my daughters for a week of fun at our cottage on Thetis Island. The weather was excellent and we enjoyed days of tubing and exploring all of the tiny islands off the shores of Thetis Island. My girls avoid being in front of dad’s camera these days but they did get a photo of me enjoying a sunset wakeskate in Preedy Harbour (picture here).  I hit a personal milestone this week as I celebrated 300 days focused on my health (picture here). I had an evening to myself last night and went for a solo pier jump on Thetis Island (video here). August can feel like a short month so I encourage you to make the most of it! I will do the same.
