Weekly Real Estate Take - December 2025 - Week 2

Last week 23 single family detached homes were introduced to the Nanaimo market. In that same time frame 11 homes sold and 25 listings expired. Many of the expired homes will not be relisted until 2026. Anecdotally, December has been a busy month for Nanaimo real estate. Statistically prices have held for the last 12 months & there has been no reduction in the average sale price. This is a surprising fact that is unique to Nanaimo. I have a theory and given my theory, I expect this trend to continue for properties under $1.2M.

I like to start by outlining the best value based on $/sqft. Notable New Sales

The 3 buyers that secured the largest discounts this week are the buyers of 5667 Muggies Way who secured a 12% discount off the $1,388,000 asking price (sale price $1,217,000). The buyers of 1940 Woobank Rd who secured a 9% discount off the $1,199,900 asking price (sale price $1,090,000). The buyers of 2715 Yellow Point Rd who secured a 8% discount off the $1,461,000 asking price (sale price $1,340,000).

The 3 highest sales this week were 3603 Monterey Dr a 7 bed, 4 bath, 4,096 sqft North Jingle Pot home sold for $1,498,000. 2715 Yellow Point Rd a 4 bed, 3 bath, 2,215 sqft Cedar home sold for $1,340,000. 6542 Raven Rd a 4 bed, 4 bath, 3,324 sqft North Nanaimo home sold for $1,280,000.

This Week in John’s Life

Maybe it's the final rush of activity before year’s end, but this has been the busiest start to December that I have experienced in many years. Our team sold half a dozen homes so far this month. The team and I are really looking forward to some quiet time around the holidays. 

If you haven't been to Downtown Nanaimo yet this December, I highly recommend a visit to our local shops. Commercial street has never looked better and the downtown shopping just ‘hits-different’ than the mall. My girls and I also took the Hullo ferry  to Downtown Vancouver for some additional shopping. It’s the best of both worlds when you live in Nanaimo.
