Weekly Real Estate Take [July 2024 - Week 1]

It has been a busy spring market, however, statistically sales are down from 2023 and inventory is rising. Prices are holding steady and that is expected to continue unless we continue to see inventory rise. Summer in Vancouver Island typically sees new listing inventory slow down.  I did an absorption rate analysis for Single Family homes in Nanaimo with at least 3 bedrooms and 2 bathrooms priced between $600,000 and $1,200,000. There are currently 271 active listings that fit that description. 262 have sold in the last 6 months which equates to 43 sales per month. This means we have 6.3 months of inventory. This is at the very top of balanced markets, touching ever so slightly into a buyer's market. I will be watching this closely and will report on it in our upcoming weekly and monthly reports.
 
 
Notable New Listings.

I like to start by outlining the best value based on $/sqft. The 3 best value homes listed this week are 6221 Groveland Dr a 5 bed, 3 bath, 3,600 sqft  North Nanaimo home listed for $999,999 ($278/sqft), 3309 Shearwater Dr a 4 bed, 4 bath, 3,236 sqft  Hammond Bay home listed for $959,900 ($297/sqft), 2390 Barclay Rd a 6 bed, 4 bath, 2,856 sqft  Diver Lake home listed for $929,900 ($326/sqft).

The 3 homes listed this week with the highest $/sqft are 657 Hamilton Ave a 3 bed, 2 bath, 1,108 sqft  South Nanaimo home listed for $689,000 ($622/sqft), 936 Wentworth St a 4 bed, 2 bath, 1,342 sqft  Old City home listed for $789,000 ($588/sqft), 3745 Elworthy Pl a 3 bed, 2 bath, 1,370 sqft Departure Bay home listed for $769,000 ($561/sqft).

The 3 homes priced the most below their assessed value are 6221 Groveland Dr a 5 bed, 3 bath, 3,600 sqft North Nanaimo home listed for $999,999 (10% below its tax-assessed value), 112 Irwin St a 3 bed, 1 bath, 1,055 sqft  South Nanaimo home listed for $424,900 (8% below its tax-assessed value), 7441 Elizabeth Way a 2 bed, 2 bath, 1,610 sqft  Upper Lantzville home listed for $699,900 (4% below its tax-assessed value).


The 3 highest priced new listings this week are 1675 Kelsie Rd a 6 bed, 4 bath, 5,049 sqft  Chase River home listed for $2,349,000. 3335 Stephenson Point Rd a 4 bed, 4 bath, 3,645 sqft  Hammond Bay home listed for $1,379,900. 270 Prince John Way a 5 bed, 4 bath, 3,196 sqft  Departure Bay home listed for $1,349,000. 
 

Notable New Sales.

The are the buyers of  3121 Northwood Rd secured a 11% discount off the $999,900 asking price (sale price $885,000). The buyers of 5631 Arnhem Terr secured a 8% discount off the $1,199,900 asking 3 buyers that secured the largest discounts this weekprice (sale price $1,100,000). The buyers of 3948 Macisaac Dr secured a 8% discount off the $699,900 asking price (sale price $645,000).

The 3 highest cost per sqft sales this week were 3399 Stephenson Point Rd a 5 bed, 6 bath, 4,856 sqft Hammond Bay home sold for $2,950,000 ($607/sqft), 603 Victoria Rd a 3 bed, 2 bath, 1,058 sqft  South Nanaimo home sold for $615,000 ($581/sqft), 2328 Woodside Pl a 3 bed, 2 bath, 1,424 sqft  Diver Lake home sold for $789,500 ($554/sqft).

The 3 highest sales this week were 3399 Stephenson Point Rd a 5 bed, 6 bath, 4,856 sqft  Hammond Bay home sold for $2,950,000. 142 Royal Pacific Way a 5 bed, 4 bath, 3,526 sqft North Nanaimo home sold for $1,410,000. 1444 Leask Rd a 5 bed, 3 bath, 2,389 sqft Cedar home sold for $1,200,000.

This Week is John’s life

This week the team and I put 5 homes under contract and went unconditional on 2 homes. We introduced 14 industrial warehouses (video here)  to the market and a luxury home in Nanoose (video here). 

I celebrated Canada on Thetis Island with my sister,  Avery & June. We took my boat from Thetis Island to Wallace Island via Tent Island (video here). It was a beautiful day on the water. I am constantly reminded of how lucky we are to call this land home.
