Weekly Real Estate Take [June 2024 - Week 2]

New listings have dropped from 62 last week to 53 this week. Sales are up from 16 to 28. The market for single-family homes remains balanced. Well-priced homes are often receiving multiple offers, overpriced homes are sitting and having to adjust their price to remain competitive. Prices are not rising. I believe that prices will remain stable and inventory levels will rise slightly between now and August 2024.

Notable New Sales

The 3 buyers that secured the largest discounts this week are the buyers of 5391 Kenwill Dr secured a 12% discount off the $2,500,000 asking price (sale price $2,195,000). The buyers of 1425 White St secured a 9% discount off the $599,000 asking price (sale price $545,000). The buyers of 1816 Meadowlark Cres secured a 7% discount off the $749,000 asking price (sale price $700,000).

 

The 3 highest cost per sqft sales this week were 5267 Fillinger Cres a 3 bed, 2 bath, 1,380 sqft North Nanaimo home sold for $935,000 ($678/sqft), 7357 Lantzville Rd a 3 bed, 3 bath, 1,530 sqft Lower Lantzville home sold for $1,035,000 ($676/sqft), 1655 Sheriff Way a 3 bed, 2 bath, 1,116 sqft Departure Bay home sold for $690,000 ($618/sqft).

This Week in John’s Life

This week was a whirlwind. Our team sold half a dozen homes (picture here) and launched 3 new listings. A house with a suite and shop on Stirling Ave I'm South Nanaimo (video here), an affordable character home on Hunter Street in Central Nanaimo (video here), and a tidy townhome in Central Nanaimo on Bowen Rd (video here). I had a nice visit with a client in the Ladysmith and stopped by our recently sold property on 4th Ave Ext (picture here). And in case you missed it, we also just listed a beautiful home in Cedar on Fielding Rd (picture here).

 

Last night I took three team out to explore some of the small islands on the south side of Dodds Narrows on my boat and we were treated to perfect weather conditions (picture here). This weekend in am visiting with some friends in my hometown of White Rock BC and spending some time with my Dad and daughters for Father's Day on Sunday. I hope you all get to enjoy some time with your loved ones this weekend.
