Nanaimo's housing market showed a late burst of activity, suggesting homeowners are aiming for one final push in the 2025 market. Last week, new single-family home listings almost doubled, jumping from 16 to 31. Sales activity mirrored this impressive increase, with 28 Nanaimo single-family homes sold, significantly up from 15 the week prior.

The 3 buyers that secured the largest discounts this week are the buyers of 3412 Juriet Rd who secured a 18% discount off the $1,550,000 asking price (sale price $1,270,000). The buyers of 372 Cariboo Dr who secured a 15% discount off the $1,299,000 asking price (sale price $1,100,000). The buyers of 2100 Cinnabar Dr who secured a 11% discount off the $1,099,000 asking price (sale price $975,000).

The 3 highest sales this week were 57 Lake Heights Pl a 6 bed, 5 bath, 5,428 sqft Pleasant Valley home sold for $1,875,000. 3412 Juriet Rd a 3 bed, 2 bath, 2,239 sqft Cedar home sold for $1,270,000. 4610 Sheridan Ridge Rd a 4 bed, 4 bath, 3,419 sqft North Nanaimo home sold for $1,260,000.

This Week in John’s Life

This last week the office has been busy with active buyers and eager sellers. There is always a flurry of activity ahead of the mid-December holiday slow down. We launched a home with a suite in Diver Lake (video here).  I also met with some memorable Nanaimo home owners (image here).

Last week I was fortunate to spend an evening with a group of friends that I have known for over 40 years (image here). These are soul filling life moments and I feel very lucky to have a group of such great friends.
