Almost no changes this week, compared to last week. 77 new single family homes were listed in the last 7 days (down from 78 last week), and 26 homes sold within that same time period (down from 22 last week). During the busy spring market, it is more important than ever to make sure your property is introduced to the market optimally. I like to start by outlining the best value based on $/sqft. The 3 best value homes listed this week are 1030 Hawkes Turnaround, a 5 bed, 3 bath, 2,590 sqft Central Nanaimo home listed for $789,900 ($305/sqft), 425 Wharton St, a 5 bed, 2 bath, 2,376 sqft University District home listed for $730,000 ($307/sqft), 2364 Extension Rd, a 4 bed, 4 bath, 2,671 sqft Chase River home listed for $869,900 ($326/sqft).

The 3 buyers that secured the largest discounts this week are the buyers of 7619 Lantzville Rd who secured a 19% discount off the $1,799,000 asking price (sale price $1,450,000). The buyers of 2271 East Wellington Rd who secured a 17% discount off the $2,048,000 asking price (sale price $1,700,000). The buyers of 4785 Hammond Bay Rd who secured a 9% discount off the $1,049,900 asking price (sale price $960,000).

This Week in John’s Life

This past week we introduced two income producing Nanaimo properties to the market, we sold a property on Gabriola Island, we received an accepted offer on a Central Nanaimo condo, and handed over keys on a Parksville Warehouse.

On the personal side, I had an epic week. UFC Canada invited me out to Montreal to connect with other MMA officials from across Canada. It was an opportunity for us to refine our skills and connect the Canadian Officials (image here). We attended the local Montreal Professional MMA Promotion Samourai MMA (image here) which took place inside a 100 year old train station (image here). The finale was attending cage side at UFC 315 at the Bell Centre. We witnessed Jose Aldo retire from MMA, Valentina Shevchenko retain her title, & Velal Muhammad lose his title to Jack Della Maddalena. It was the largest non-hockey gate the venue has ever seen and the energy was electric.
