Weekly Real Estate Take September 2025 - Week 2

Last week brought an increase in new listings, with 60 single-family homes hitting the Nanaimo market compared to 36 the week prior. Sales, however, saw a slight dip, with 20 single-family homes sold versus 23 the previous week. It’s common, this week,  to see a bit of a slowdown in sales, an increase in listings, followed by an uptick in sales from mid September to mid October.

Notable New Listings

I like to start by outlining the best value based on $/sqft. The 3 best value homes listed this week are 2061 Honeysuckle Terr a 5 bed, 3 bath, 2,937 sqft Central Nanaimo home listed for $699,900 ($238/sqft), 1546 Grandom Pl a 5 bed, 3 bath, 3,648 sqft Extension home listed for $899,900 ($247/sqft), 3817 Hammond Bay Rd a 4 bed, 3 bath, 3,126 sqft Hammond Bay home listed for $929,000 ($297/sqft).

The 3 homes listed this week with the highest $/sqft are 3090 Decourcy Dr a 3 bed, 2 bath, 1,566 sqft Cedar home listed for $1,149,000 ($734/sqft), 228 Crestline Terr a 3 bed, 2 bath, 1,650 sqft Hammond Bay home listed for $1,150,000 ($697/sqft), 221 Eaton St a 2 bed, 2 bath, 913 sqft South Nanaimo home listed for $629,000 ($689/sqft).

The 3 homes priced the most below their assessed value are 3908 Uplands Dr a 3 bed, 1 bath, 1,220 sqft Uplands home listed for $569,900 (16% below its tax-assessed value), 3303 Wavecrest Dr a 4 bed, 3 bath, 3,789 sqft Hammond Bay home listed for $1,439,900 (14% below its tax-assessed value), 515 Northumberland Ave a 5 bed, 2 bath, 2,278 sqft Central Nanaimo home listed for $699,000 (10% below its tax-assessed value).

The 3 highest priced new listings this week are 3237 Ridgeview Pl a 5 bed, 6 bath, 3,911 sqft North Jingle Pot home listed for $2,657,000. 7273 Bayview Rd a 6 bed, 5 bath, 4,737 sqft Lower Lantzville home listed for $2,499,900. 8225 Southwind Dr a 4 bed, 3 bath, 3,262 sqft Upper Lantzville home listed for $2,090,000.

Notable New Sales

The 3 buyers that secured the largest discounts this week are the buyers of 2730 White Rapids Rd who secured a 19% discount off the $525,000 asking price (sale price $425,000). The buyers of 7413 Andrea Cres who secured a 14% discount off the $839,900 asking price (sale price $720,000). The buyers of 610 Nicol St who secured a 13% discount off the $499,000 asking price (sale price $436,000).

 

The 3 highest cost per sqft sales this week were 7115 Peterson Rd a 2 bed, 2 bath, 909 sqft Lower Lantzville home sold for $890,000 ($979/sqft), 1795 Huckleberry Way a 4 bed, 2 bath, 1,368 sqft Cedar home sold for $1,199,450 ($877/sqft), 5385 Smokey Cres a 3 bed, 2 bath, 1,758 sqft North Nanaimo home sold for $1,175,000 ($668/sqft).

This Week in John’s Life

It’s been a full and rewarding week. Over the weekend, I had the chance to spend some quality time with my girls. Avery just started Grade 12 and June is now in Grade 10. Hard to believe how fast time flies! Back-to-school always feels like a big milestone and this year even more so.

I made a stop at the Cedar Farmers Market and stumbled upon the best pulled pork sandwich of my life. (photo here).  Midweek, I traveled to Vancouver to officiate an MMA event (video here). I thrive on these day trips. The energy of the crowd, the intensity of the matches and the camaraderie of the fighters and fans. It's a reminder of the passion and dedication that fuels the sport.
