Weekly Real Estate Take September 2025 - Week 4

The number of single family homes listed in Nanaimo declined last week, with 44 new homes listed last week. This is down from 65 homes listed the week previous. Sales increased this week with 20 homes selling last week. This was up from 16 the previous week.

Expanding on the market analysis I did last week, this week I looked at single family detached homes priced between $800,000 & $1,000,000. I compared the sales rate of these homes to similar homes priced between $1,000,000 & $1,200,000.  I discovered that homes between $800k & $1M are selling at more than twice the rate of homes priced between $1M & $1.2M, with 30 homes selling/month compared to only 11/mth for homes priced between $1M & $1.2M. This differential in absorption has homes under $1M in a Seller’s Market (3.5 mths of supply), while homes over $1M are firmly in Buyer’s Market territory (7 mths of supply).

The 3 best value homes listed this week are 5213 Fox Pl a 4 bed, 3 bath, 2,846 sqft North Nanaimo home listed for $779,900 ($274/sqft), 671 Bowen Rd a 4 bed, 4 bath, 2,609 sqft Central Nanaimo home listed for $734,900 ($282/sqft), 7220 Royal Dr a 6 bed, 3 bath, 4,201 sqft Upper Lantzville home listed for $1,240,000 ($295/sqft).

The 3 homes listed this week with the highest $/sqft are 5515 Turner Rd a 2 bed, 1 bath, 1,082 sqft North Nanaimo home listed for $799,800 ($739/sqft), 987 Buffer Rd a 3 bed, 2 bath, 1,092 sqft South Nanaimo home listed for $699,900 ($641/sqft), 3733 Polaris Dr a 5 bed, 2 bath, 2,075 sqft Hammond Bay home listed for $1,299,900 ($626/sqft).

The 3 homes priced the most below their assessed value are 2237 Blue Jay Way a 3 bed, 2 bath, 1,529 sqft Cedar home listed for $519,900 (19% below its tax-assessed value), 5213 Fox Pl a 4 bed, 3 bath, 2,846 sqft North Nanaimo home listed for $779,900 (9% below its tax-assessed value), 3354 Whitetail Pl a 3 bed, 3 bath, 2,192 sqft Departure Bay home listed for $969,900 (8% below its tax-assessed value).

The 3 highest priced new listings this week are 3141 Galloway Gulch Rd a 7 bed, 4 bath, 5,206 sqft North Jingle Pot home listed for $3,250,000. 5391 Kenwill Dr a 6 bed, 6 bath, 4,424 sqft North Nanaimo home listed for $1,849,900. 4680 Ambience Dr a 9 bed, 6 bath, 4,308 sqft North Nanaimo home listed for $1,729,999.

 

Notable New Sales

The 3 buyers that secured the largest discounts this week are the buyers of 3587 Yellow Point Rd who secured a 13% discount off the $719,000 asking price (sale price $625,000). The buyers of 2132 Lark Cres who secured a 11% discount off the $889,000 asking price (sale price $790,000). The buyers of 128 Craig St who secured a 5% discount off the $399,900 asking price (sale price $380,000).

The 3 highest cost per sqft sales this week were 2188 Lark Cres a 3 bed, 2 bath, 1,036 sqft Central Nanaimo home sold for $647,500 ($625/sqft), 6064 Nelson Rd a 3 bed, 1 bath, 1,085 sqft North Nanaimo home sold for $665,000 ($613/sqft), 3002 Charles St a 2 bed, 2 bath, 1,541 sqft Departure Bay home sold for $937,000 ($608/sqft).

The 3 highest sales this week were 2498 Lynburn Cres a 5 bed, 4 bath, 2,893 sqft Departure Bay home sold for $1,295,000. 6608 Golden Eagle Way a 4 bed, 4 bath, 3,929 sqft North Nanaimo home sold for $1,200,000. 1628 Hosanna Way a 4 bed, 2 bath, 1,950 sqft Chase River home sold for $949,000.

The owner of eXp Realty, Glenn Sanford, made an unscheduled appearance which was a huge highlight for agents in attendance (image here).

I made a trip down to Victoria last week, to compete in the Victoria Realtor Softball Tournament. This is the 2nd year I was invited to join the eXp team. Last year we lost every game. This year we finished third, losing only 1 game to the inevitable tournament champions at RLP (video here).
