Cracking 30 sales in a single week is a massive achievement. In our entire tracking history, this volume has only been beaten once (by the historic 33-sale anomaly in late April). It proves that the 17-sale gridlock from earlier this month was purely temporary buyer hesitation.

With new listings holding perfectly steady at 53, the sudden rush of buyers pushed the weekly absorption rate to 56.6%. The market went from absorbing 3 out of 10 homes in early June to nearly 6 out of 10 homes by the end of the month.

For the first time in nearly a month, weekly sales comfortably outpaced failed listings (30 solds vs. 22 cancellations). Sellers who adjusted their expectations to match the 2.25% interest rate environment are finally being rewarded with completed deals.

If you are Selling:

The wind is back in your sails. The late-June surge proves that serious buyers are highly active and ready to write offers before the summer holidays fully set in. However, the 22 cancellations show that the market is still actively purging properties that missed their window or overshot on price. If you are listing right now, you are entering a high-velocity window where an accurate entry price will result in a quick sale.

If you are Buying:

The casual "window shopping" environment of early June has wrapped up. With absorption jumping to 56.6%, the best inventory is moving quickly again. You still have plenty of aggregate choice thanks to the massive supply left over from the spring, but you no longer have the luxury of waiting weeks to make a move on a well-priced, turn-key single-family home.

The Bottom Line:

June has finished as a powerhouse month with 89 total sales, solidifying Nanaimo's position as a highly resilient, functional market as we cruise into the summer season.

This Week in John’s Life

Talk about a powerhouse week for our team! On the business front, we have been moving at absolute lightning speed, successfully selling three of our listings in just three days, and securing accepted offers on an additional three. But in this market, as quickly as three signs come down, we have another three going up.


This week, we officially launched a gorgeous semi-waterfront home and a spectacular waterfront lot, both in highly sought-after North Nanaimo. And we aren't slowing down for July; next week, we are bringing some incredible diverse inventory to the market, including:

  • A North Nanaimo ocean-view executive home complete with a private pool (perfect for this summer heat!).

  • A rare, pristine acreage near the Nanaimo River.

  • A beautiful, modern 2021-built home in the historic Old City.

In the midst of all this action, I managed to slip away for a quick, high-energy exploration of Guadalajara, Mexico. If you know me, you know I don't really do the "sit by the pool all day" style of vacation; I walked over 125,000 steps over 5 days, soaking in the incredible culture, history, and architecture of the city.

From standing in awe of the epic historic cathedrals to exploring the colorful, distinct neighborhoods, it was an unforgettable trip. I loved experiencing the rich contrast between the traditional artisan streets of Tlaquepaque, the sleek, upscale modern energy of Andares, and the beautiful, tree-lined streets of Colonia AmericanaChapultepec, and Zapopan.

Taking in that vibrant local energy was the perfect way to recharge the batteries. Now, I'm back on the Island, fully focused, and ready to help my clients make their next big moves!
