For Nanaimo residents, early February 2026 marks a transition into a 'Strategic Market.' We are seeing the highest volume of new listings in four months, providing buyers with the luxury of choice and the ability to include subjects (like inspections or financing) that were once more difficult. While inventory is up, the uptick in cancelled listings shows that buyers are price-sensitive; only homes that are 'turn-key' or accurately priced are moving. If you are a seller, your success now depends on presentation and realistic expectations rather than market momentum. If you are a buyer, this is your window to shop with less competition before the peak spring rush.

This Week in John’s Life

 

It has been a whirlwind week of high-energy transitions! I had the pleasure of handing over keys to three very different, beautiful properties: an income property in Qualicum Beach, a patio home in North Nanaimo, and a stunning ocean-view custom home in Departure Bay. The momentum didn't stop there—I also spent significant time on the road completing home assessments for a wide range of properties, from Old City character homes to waterfront executive estates in North Nanaimo.

Beyond the transactions, the week was filled with professional growth and connection. Our RBC Estate Planning seminars were a massive success with sold-out crowds, and I had the incredible honor of moderating a panel of top-performing eXp ICON agents. To top it off, I sat down for lunch with two local agents to "talk shop" and share notes on what defining success really looks like in today's market—these types of meetups are always so rewarding. We even squeezed in some fun at the office on Sunday, where Stephen hosted a Super Bowl party that was an absolute blast!

On a personal note, I am officially in my feelings: Avery turns 18 this week. I honestly can’t even handle it! Watching her grow into the person she is today has been my greatest joy, even if I’m not quite ready for her to be a full-blown adult.
