Last week the number of new homes listed in Nanaimo dropped by over 50% compared to the previous week. 16 homes were listed last week, down from 36 the previous work. 15 Nanaimo single-family homes sold last week, down from 18 the previous week.

Year to date, the Nanaimo market is out performing most of the Canadian markets. Large Canadian Metropolitan markets are seeing contraction in both trading volume and values. Our market is driven primarily by “lifestyle demand”, with high equity Canadians choosing to live in the Central Vancouver Island region. This trend is expected to continue.

317 single-family homes sold. Average price: $825,138 (up 1% from 12 months to date, this year over last). Single-family unit sales volume is up 8%. Average days on market increased by 7% to 49 days. The average condo sold for $432,970. Condo unit sales are down 2%, 12 months to date. Condos have seen a increased of 22% in days on market. Average days to sell is 62 days. The average row/townhouse sold for $583,317. Row/townhouse unit sales are up 1%, 12 months to date. Row/townhouses have seen a increase by 2% in days on market. Average days to sell is 54 days. Lot sales volume saw no changes. Lot prices have increased by 4%, 12 months to date. Average lot sale price: $472,588.

89 single-family homes sold. Average price: $851,108 (up 2% from 12 months to date, this year over last). Single-family unit sales volume is up 10%. Average days on market increased by 14% to 42 days. The average condo sold for $442,929. Condo unit sales are up 12%, 12 months to date. Condos have seen an increase of 8% in days on market. Average days to sell is 50 days. The average row/townhouse sold for $563,245. Row/townhouse unit sales have decreased by 7%, 12 months to date. Row/townhouses have seen a decrease of 9% in days on market. Average days to sell is 39 days. Lot sales volume is up 11%. Lot prices have decreased by 8%, 12 months to date. Average lot sale price: $529,495.

 
 

Parksville/Qualicum

47 single-family homes sold. Average price: $947,972 (down 3% from 12 months to date, this year over last). Single-family unit sales volume is up 9%. Average days on market decreased by 2% to 40 days. The average condo sold for $511,395. Condo unit sales have decreased by 34%, 12 months to date. Condos have seen a decrease of 11% in days on market. Average days to sell is 47 days. The average row/townhouse sold for $695,847. Row/townhouse unit sales are down 1%, 12 months to date. Row/townhouses have seen a increase of 16% in days on market. Average days to sell is 51 days. Lot sales volume is down 10%. Lot prices have increased by 3%, 12 months to date. Average lot sale price: $565,074.

 
 

Cowichan Valley

56 single-family homes sold. Average price: $808,602 (up 1% from 12 months to date, this year over last). Single-family unit sales volume is up 11%. Average days on market increased by 10% to 52 days. The average condo sold for $355,868. Condo unit sales are  down 11%, 12 months to date. Condos have seen an increase of 39% in days on market. Average days to sell is 64 days. The average row/townhouse sold for $564,007. Row/townhouse unit sales are increased of 7%, 12 months to date. Row/townhouses have seen a decreased by 5% in days on market. Average days to sell is 60 days. Lot sales volume is down 29%. Lot prices have decreased by 4%, 12 months to date. Average lot sale price: $448,501.

This last week I have been meeting with clients making plans for Spring 2026 with a few making moves before the year comes to an end.

Halloween was spent driving my girls to their Halloween parties and keeping Lucille company. Enjoyed meeting with a local home builder this week (image here). 

I’m spending this evening celebrating my birthday with family.
