Weekly Real Estate Take - October 2025 - Week 4

As we near the end of October, Nanaimo continues to see a steady stream of single family homes being introduced to the market. 36 homes were launched last week, that is up from 31 homes, the week prior. Sales have been lower than months previous but increased subtly this week to 18 sales. That is up from 14 sales the week before.

Expect sales to continue to slow between now and mid January. December 15 to January 15, is typically the slowest 4 weeks of the year for real estate sales.  This is a good time to start making plans for an early spring advantage. Early spring is the best time to sell your home in Nanaimo. The 3 buyers that secured the largest discounts this week are the buyers of 1750 Waddington Rd who secured a 13% discount off the $499,000 asking price (sale price $435,000). The buyers of 3835 Departure Bay Rd who secured a 9% discount off the $729,000 asking price (sale price $660,000). The buyers of 6239 Scollos Pl who secured a 9% discount off the $1,150,000 asking price (sale price $1,050,000).

The 3 highest cost per sqft sales this week were 1750 Waddington Rd a 1 bed, 1 bath, 668 sqft Central Nanaimo home sold for $435,000 ($651/sqft), 3835 Departure Bay Rd a 3 bed, 2 bath, 1,296 sqft Departure Bay home sold for $660,000 ($509/sqft), 1090 St. David Cres a 4 bed, 3 bath, 1,510 sqft Central Nanaimo home sold for $665,000 ($440/sqft).

The 3 highest sales this week were 5750 Norasea Rd a 5 bed, 3 bath, 3,992 sqft North Nanaimo home sold for $1,321,000. 5610 Linley Valley Dr a 5 bed, 5 bath, 3,528 sqft North Nanaimo home sold for $1,205,000. 2830 Haliday Cres a 5 bed, 4 bath, 3,274 sqft Departure Bay home sold for $1,178,000.

This Week in John’s Life

This past week was likely one of the best weeks of the year. Starting with getting asked to referee at UFC Vancouver to a sold out Rogers Arena (image here), in front of over 17,000 fans. The highlight for me was getting to referee the main event of the Preliminary Card, Dober vs, Prepolec (link here). Professional MMA officiating is my favourite hobby and I get to work with the best crew (picture here).  This experience also had me reflecting on my own short Professional MMA career, dating back to my start in MMA in 1999 (image here).

The dust hadn't even settled on my UFC Vancouver experience and I flew to Miami for eXpCon 2025. This real estate industry event had over 4700 attendees and real estate experts from around the world. I was fortunate to get selected to speak on the subject of “Homeowner Consultations” and also entered eXp Pitchfest, where I was crowned the 2025 eXpCon Pitchfest Champion (image here).  This was one of the best real estate conferences I have ever attended. It was extra special to get recognized for my 7 consecutive ICON awards (image here). Full event highlight video here (video link).
